ASSESSMENT COLLECTION POLICIES ARE AS FOLLOWS:
Our assessment collection policies are as follows:
- An invoice for assessments shall be sent to each owner quarterly within 10 days of the beginning of each quarter.
- All amounts are due at the end of the first month of the quarter.
- A late fee of $25 shall be assessed for amounts not paid by the last day of the quarter and interest at 1% per month will begin to accrue.
- A demand letter will be sent for amounts not paid within 120 days.
- A payment plan will be offered for amounts not paid within 150 days.
- A notice of lien will be sent for amounts not paid within 180 days.
- A lien will be filed within 15 days of the notice of lien and a lien fee of $100 will be assessed.
- After the lien is filed, the Association may turn the account over to attorneys or a collection agency for collection. All attorney fees and collection agency costs shall be added to amounts owed.
- Automatic monthly bank drafts are encouraged, and owners paying monthly are not considered past due.
TRASH AND RECYCLING SERVICES
Following is a summary of trash and recycling services:
- Services are provided by Waste Management under contract with the
town of Mt.
Crested Butte.
- Curbside pick-up is on Wednesday. If there is a legal holiday
earlier in the week,
pick-up is on Thursday.
- Trash should be placed at the curb in containers with a secure lid
no sooner than
the morning of the pick-up.
- Aluminum, tin, glass, and plastics may be comingled in one bin.
- Newspapers, magazines, office paper, and cardboard may be placed in
a second bin.
- Recycling bins are available at no charge from Waste
Management at 641-1986.
- All of the above recycling materials may be taken to the Gunnison
County recycling center near the airport in Gunnison.
- Trash can be taken to the dumpster near town hall at any time.
Mt. Crested Butte is a rural area with nearby wildlife. Animals will dig
through your trash and spread it around the neighborhood if given a chance.
Insurance Information
The Villas HOA carries a liabilty policy with Colorado Casualty Insurance with $2,000,000 in coverage. We also have a Surety-Dishonesty Bond with Western Surety Company with a limit of $100,000. The HOA does not provide homeowner insurance of any kind, and requires homeowners to maintain adequate coverage for their Villa. We use and recommend Centennial Insurance Agency out of Pueblo CO. www.centennial-ins.com
